This prestigious villa is situated in a quiet and green residential area, near the village of Menthon Saint Bernard at about 10 km from Annecy at the east bank, the sunny side of Lake Annecy.

The entrance gate and the trees all around make this house very discrete. There is parking for 5 to 6 cars, an enclosed courtyard, and in the basement a garage and bicycles to cycle around the lake.

The villa is situated at about 100 m from the lake, direct access to the beaches by foot.

Property surface 3500m², lots of vegetation, shade under the trees, no direct overlook with the neighbours. The pool overhangs the lake.
